The RICS HomeBuyer Report is a comprehensive, mid-range survey and forms part of the suite of RICS Home Surveys which also includes the basic RICS Condition Report (more suitable for very new properties) and the more extensive RICS Building Survey (more suitable for very old properties, complicated or unusual properties, or properties in very poor condition). It is the most popular type of survey and is appropriate for the vast majority of dwellings of traditional construction built within the last 125 years or so.
In a RICS HomeBuyer Report we conduct an in-depth visual inspection of the property and the report provides an expert account of the property’s condition and highlights any problems in clear and easy to understand ‘traffic light’ ratings. As well as identifying any problems that need urgent attention or may affect the value of the property, the report aims to offer ongoing maintenance advice, help you decide whether you need further specialist advice before committing to purchase, and offers guidance to legal advisors, if appropriate. Optionally, it can also provide a market valuation, to ensure you are not overpaying, and an insurance rebuild cost.
